James has been with Rural Solutions for nearly four years, in that time he has been involved in many complex rural projects from strategic land development to change of use applications. He has worked in private planning practice for over 16 years in various planning and surveying companies as well as a private sector strategic land development company.
As part of his role he advises clients on the best strategy to realise development potential, project manages development proposals, prepares and submits planning applications and local plan representations. He has represented clients at local plan inquiries, neighbourhood plan hearings and examination of district council’s local plans. Many of the projects are set against a challenging rural policy background include proposals in the Green Belt, Areas of Outstanding Natural Beauty (AONB) and sometimes both! Rural Solutions projects always include consideration of the ‘planning balance’ and sustainable development which includes assessing the implications for economic, social and environmental benefits – biodiversity net gain is a key part of that.
